Terms & Conditions
Standard contractual terms, quality deliverables, and transparent warranty guidelines for turnkey construction agreements by Royal Builders.
1. Turnkey Scope of Work & Structural Specifications
All projects contracted with Royal Builders are executed according to the approved Architectural Drawings, Structural Engineering Schedule, and Itemized Bill of Quantities (BOQ). Any deviations or additional civil work requested by the client during execution are documented in writing as an addendum before commencement.
2. Fixed-Price BOQ & Zero Escalation Guarantee
Once the construction contract and detailed material specifications are executed, Royal Builders guarantees price lock for the specified scope of materials. We absorb market price fluctuations in steel and cement for the duration of the agreed schedule, ensuring plot owners face zero surprise extra costs.
3. Milestone Payment Schedule
Payments are strictly milestone-based. Plot owners release funds only upon physical completion and inspection of designated stages: (1) Foundation & Plinth (15%), (2) Structural RCC Frame & Slabs (35%), (3) Brickwork, Plaster & Concealed MEP (25%), (4) Flooring, Carpentry & Finishing (20%), and (5) Key Handover (5%).
4. 10-Year Structural Guarantee & Waterproofing Shield
We provide a formal 10-Year Structural Guarantee covering core RCC columns, beams, and foundation integrity against structural defects under standard residential usage. Terrace and sunken bathroom waterproofing treatments are warranted for 10 years with documented 72-hour ponding inspection logs provided at handover.
5. Material Authenticity & Test Reports
All primary materials used on site (UltraTech/ACC 53-grade cement, Fe-550D certified TMT steel, Finolex FRLS electrical conduit cables, Ashirvad CPVC sanitary plumbing) are backed by batch test certificates. Clients have full inspection access to cube test results and site logs.
6. Site Access & Unforeseen Ground Conditions
The client ensures unobstructed site access, temporary power, and water supply for construction activities as stipulated in the contract. Subsurface conditions such as hard rock requiring mechanical blasting or high-water table requiring dewatering will be assessed during foundation excavation and billed at documented net equipment rates.
